What actually determines your rate
The range shown for each lender reflects different credit scores, loan-to-value ratios, and employment types (salaried vs. self-employed). A borrower with a 750+ CIBIL score and a loan-to-value under 75% typically qualifies for the lower end of the lender’s range; the upper end applies to higher-risk profiles. Most lenders now price off a repo-linked benchmark, meaning rates move within days of an RBI repo rate change — this table can lag a rate change by up to a few weeks.
Methodology
Rates are compiled from each lender’s publicly published rate sheet and cross-checked via Paisabazaar’s home loan rate tracker. This page is manually re-verified and updated monthly. It is not a live feed and should not be the sole basis for a lending decision — always confirm the current rate directly with the lender before applying.
